I have booked flat at Lodha as of April 2014 , with agreed date of possession as Dec 2016, but still after 3 years 8 month I have not received possession of flat. Even grace period of 1 year is about to complete on 31st Dec 2017. After RERA registration possession date is shifted to July 2018 , without any compensation.
Moreover Lodha if I terminate agreement post 31st Dec 2017 , I would be charged penalty of 10% on paid amount 43.5 Lacs till date , and Lodha would pay same in next 2 Years without any interest (12 equal EMI from 13th to 24th month from date of termination)
My contribution to Lodha till date
1. Principal paid 43.5 Lacs INR/- for cost of flat
2. Stamp Duty & Registration Fees 2.5 Lacs
3.SBI Home Loan iinterest 4 Lacs INR/-
4.Loss of rent monthly 14000/- INR tobe considered after date of possession Dec 2016.
