On 2 May 2025 and 3 May 2025 Made initial booking deposit of Rs. 200000/- each for the 2 units. On 23 May 2025, 27 May 2025, and 30 May 2025, I communicated clearly and in writing that the agreement execution was to be kept on hold.
Provident proceeded to procure e-stamp papers for both units. The e-stamps were procured against a payment of ?2,00,000 per unit, even though standard procedure requires a minimum of 10% of the agreement value prior to stamping. At no point was I informed that stamping had been carried out – despite asking things to be on hold.
On 18 July 2025 I formally initiated cancellation and refund, including appreciation emails to the Provident and SquareYards teams. Again, there was no disclosure that e-stamping had already been completed.
On 19 July 2025 I was informed for the first time that e-stamp papers had been procured on 11 June 2025 & following amount will be deducted from refund:
?66,441/- towards Unit T2-1001
?66,815/- towards Unit T1-201
Provident CRM instructed me to follow up with Mr. Txxxxxxxxh for the e-stamp refund. This is already more than 3 months of the E Stamp generation date – & there was no communication from Provident to Mr. Txxxxxh regarding the refund.
I have written confirmation from Mr. Txxxxxh, that the refund initiation window for e-stamp papers is three (3) months from the date of generation. Accordingly:
E-stamp generation date: 11 June 2025
Last permissible date for refund initiation: 10 September 2025
SquareYards role: SquareYards also repeatedly reassured that the e-stamp refund would be handled after the initial refund cheque and that I need not take independent action. SquareYards is therefore within the chain of deficiency of service.
