Non-refund of flat booking amount by builders

Dear Sir/Madam, I have booked one 3BHK flat at Rajwada Global City, Narendrapur, Kolkata under Rajwada Group last year i’e in the month of June2021. As the project has not not yet been approved by SBI so I decided to complete the Agreement process in the month of April2022. But when I have gone through their Agreement terms and conditions, I requested them to modify and delete few points which I felt should be amended. But they have not agreed to my request and replied that those were their standard terms and conditions and cannot be amended. So I have sent them a mail to cancel my booking and return my booking amount of Rs25000/- but again they straight way rejected my request saying that booking amount cannot be refunded which is clearly mentioned in their booking form and I have agrred to that at the time of booking. Now here I would like to mention that all the correspondence were made through phone calls and mail as I have not visited their office in person. Moreover in their final quotation with terms and conditions which they have sent through mail,nowhere it is mentioned that booking amount will not been refunded. I have made several correspondence requesting them to provide me the proof so that I will take back my demand for refund of booking amount. As no fruitful outcome, so I have approached your door to kindly resolve the issue and take adequate steps so that Rajwada Group refunds my booking amount i’e Rs25000/- to my account at the earliest.
